The Gastuben 3 is located in the Åbroom area in Mölndal Municipality. The property was acquired by Grandab Management AB along with investors in February 2014 with the knowledge that an existing lease agreement with AstraZeneca would expire in the spring of 2015.

The property was acquired with the aim of leasing out approximately 2,000 square meters per year for three years and then selling the property.

In March 2015, a new long-term lease agreement concerning the entire property was signed with Santa Maria AB and Paulig Professionals, who together had the ambition to co-locate in new purpose-built premises. The adaptation of the premises started immediately, and the tenants gained access on February 1, 2016.

During the renovation, the property was acquired by Klövern, a purchase that took place as a company transaction in the summer of 2015.
